Where could I find an Angel Investor?

I want to flip houses, I have the knowledge and skill to do 90% of the work myself, but after a divorce my credit is not good enough to buy a house. I am looking for someone to put up the cash or credit to start a property rehab biz and split the profits. Where would I begin to look and how complicated is it? Is anyone doing this? What should I look out for?

You can join your local REIA club (Real Estate Investment Club), where you will find many investors and rehabbers you can partner with. They usually have a meeting once a month.
